Sales have continued to be much improved on last year, with Mundys’ sales in the last 2 months,for instance, being up 50%. In particular, we have sold a substantial amount of property under £150,000. The market conditions remain tough, especially for properties in the £250,000 plus bracket, but new Applicants are still on the up and homes coming on the market at the right asking price have a good chance of a quick sale. Prices are stable, although the most sought after homes have risen slightly.
It remains a very good time to move upmarket, provided the necessary finance is available. Mortgages are still not easy to arrange, but they are terrific value at current interest rates. It is easy to forget, but we have never had such low rates and at the moment they show no signs of rising.
Our in-house HIP provision service has proved particularly popular since the change in the Regulations, meaning a home cannot be offered for sale until a HIP is finished. On average, Mundys’ HIPs have been completed in around 3/4 days, with some available in as little as one day.
This contrasts with packs from other sources which can take as long as 3 weeks. The Regulations do strictly state an Agent cannot offer a property to buyers until the pack is complete*, meaning delays can lead to a loss of a ready buyer.
*The Standard Searches (Local Authority and Water) and a copy of the Lease (if the property is Leasehold) can be added up to 28 days after the property is first placed on the market. All other documents such as the Index, Property Information Questionnaire, EPC, Sales Statement and evidence of Title must be in place before the property can be legally marketed in any way.

It was another fantastic turnout at Blankney for the Mundys’ Annual Charity Golf Day in aid of the Lincolnshire and Nottinghamshire Air Ambulance.
